The residential and commercial building is located in Belgrade, at Južni Bulevar 39-41, in the municipality of Vračar. Being located in the city center, the property enjoys excellent connections with the rest of the city and proximity to all necessary commercial services.

ARCHITECTURE

The designer's idea was for the facade to be dominated by a linear element representing the silhouette of the city, creating a rhythm on the facade and inserting the building with its imposing volume into the broad profile of Južni Bulevar Street. The glass ground floor and the two dominant verticals on the facade give the building airiness and a presentation of high aesthetic value. The entrance to the building is highlighted by a passageway providing adequate comfort and secure access to the living space and private courtyard.

CONNECTIVITY

When designing the architectural foundations, our aim was to achieve as wide and comfortable a communication corridor as possible, and we went beyond the standard measurement of 1.5m, opting for a much more comfortable movement width of 1.8m . We have taken care of the materialization of the space, whereby the finish of the floor, the walls and the appearance of the entrance door with the label of the apartment stand out for their authentic aesthetics adapted to the architectural solution.

ENTRANCE HALL

To ensure maximum user safety and comfort, we have chosen an entrance area that includes an anteroom with a resting place and a main entrance with a concierge and safety box. The atrium contains a staircase and two lifts leading to the living units.

ARCHITECTURAL FUNDAMENTALS

The building has 2 floors + floor + 9 + floors. 9 types of apartments have been designed, starting from the second floor. All apartments are oriented in one of two directions, southeast and northwest, which offers prospective buyers qualities in the form of sun exposure and views during sunrise/sunset. The ground floor apartments have a two-sided orientation and a large area of terraces offering imposing view of the city.
